To ensure a wonderful stay for everyone, please take a moment to review our terms and conditions. By booking or staying with us, you’re agreeing to these friendly guidelines.

Booking Your Stay

1.1. Making a Reservation

We’re thrilled to have you! Book your stay through our website, by calling 414.276.8500 ext 0, or via an authorized third-party travel agent. A valid credit card is required to secure your reservation. Booking directly with us offers the most flexibility and best experience! While we welcome third-party bookings, please review their terms carefully, as we’re not responsible for additional fees they may add under “taxes and fees.” For third-party bookings, a valid credit card in the guest’s name and government-issued photo ID must still be presented at check-in to ensure a seamless stay. For any issues related to your stay, please contact us directly via the Mews PMS messenger, and we’ll do our best to make it right!

1.2. Payment

Full payment is due at check-in unless otherwise specified. We happily accept major credit cards and debit cards. Checks are accepted only for pre-approved group travel companies and must be received before your stay. Please note, we do not accept cash. Any extras, like room service or incidentals, will be charged to your card on file or settled at check-out. At check-in, we may place a temporary authorization hold on your credit card for incidentals (e.g., room service, damages, or other charges). The authorization hold for incidentals is up to $250.00 per stay, depending on room type and length of stay, to cover potential extras or damages. This hold is typically released within 3–5 business days after check-out, depending on your bank’s policies. If you have any concerns about charges, please contact us directly at 414.276.8500 ext 0 or via the Mews PMS messenger, and we’ll work with you promptly to resolve them. In the spirit of fairness, if a credit card charge is disputed without first contacting us and allowing 7 business days for us to respond, you agree that you will not return to the property, and we may be unable to welcome you back for future stays.

1.3. Cancellation Policy

Flexible rate reservations: Cancel up to 24 hours before arrival without penalty. Cancellations within 24 hours will incur a charge of one night’s room rate plus tax, but we’ll make the process as smooth as possible.

Non-refundable reservations booked directly: Any unused deposit can be converted to a gift certificate for use at our hotel within five years—perfect for your next visit!

Non-refundable reservations via third-party travel agents: These follow the third party’s terms, as we cannot adjust their agreements. We’re happy to help clarify if needed!

No reservation may be cancelled after the check-in process is completed.

1.4. Taxes

Your room rate includes a 17.9% room tax, which is your responsibility unless you provide proof of exemption. We’re here to assist with any questions!

1.5. Reservation Errors

We strive to make every booking perfect but reserve the right to cancel or adjust the room rate for reservations completed in error. If this happens, we’ll contact you promptly to find a solution that keeps your stay special.

1.6. Reservation Modifications

Need to tweak your plans? Modifications to your reservation, such as changing dates or room types, are subject to availability and may incur rate adjustments or fees based on the original booking terms. Please contact us via the Mews PMS messenger or at 414.276.8500 ext 0 at least 24 hours before arrival, and we’ll do our best to accommodate your request!

Arriving and Departing

2.1. Check-In

We can’t wait to welcome you! Check-in is guaranteed after 4:00 PM, but if your room is ready earlier, you’re welcome to settle in at no extra cost. Early check-in requests are gladly noted but not guaranteed. Please let us know in advance if you’d like to request an early check-in, and we’ll do our best to accommodate you based on availability.

2.2. Check-Out

Check-out is at 11:00 AM. Late check-out may be requested but is not guaranteed, depending on availability, at no charge if arranged in advance. Guests who do not request a late check-out but remain in their room past 11:00 AM may be billed an additional night’s stay at the then-current RACK rate and agree to these terms and conditions.

2.3. Identification

Please bring a valid government-issued photo ID and a credit card in your name for check-in to keep everything secure and seamless.

Creating a Wonderful Stay for All

3.1. Guest Courtesy

We want everyone to enjoy their stay, so please be kind to fellow guests and our team. Disruptive, illegal, or unsafe behavior may require us to ask a guest to leave without a refund, but we’ll handle it with care and respect.

3.2. Smoke-Free Environment

To keep our spaces fresh and inviting, Knickerbocker on the Lake is a non-smoking property. Smoking in rooms or indoor areas will result in a minimum $250 cleaning fee to restore the space for future guests. Additional charges may apply if further restoration is needed to address smoke residue or damage.

3.3. Pets

We maintain a no-pet policy to ensure a comfortable environment for all guests. Only service animals as defined by the Americans with Disabilities Act (ADA) are permitted, and staff may request additional information as allowed under the ADA. Guests who refuse to provide this information may be refused service. Emotional support animals are welcome only as required under the Fair Housing Act for stays of 30 nights or longer, with prior approval. Unauthorized pets will incur a minimum $250 cleaning fee, and we may need to ask them to leave. Additional charges may apply if further restoration is needed.

3.4. Room Condition

We trust you’ll leave your room in great shape. If excessive cleaning is required due to mess, stains, or other damage beyond normal use, a minimum $250 cleaning/excessive use fee will apply. Additional charges may be assessed if further restoration or repairs are needed to return the room to its original condition.

3.5. Quiet Hours

To ensure a restful experience for all, we kindly ask guests to keep noise levels low between 10:00 PM and 7:00 AM. Excessive noise during these hours may result in a $200 courtesy fee to address disturbances to other guests. We reserve the right to ask any guest to leave if they violate this policy or affect the quiet enjoyment of others, with or without warning. We appreciate your help in keeping our hotel a serene retreat for everyone!

3.6. Guests Under 18

We love welcoming families! Guests must be 18 or older to check in. Unaccompanied minors are not permitted in guest rooms. Thank you for helping us ensure a safe and enjoyable environment for all!

3.7. Refusal of Service

We’re committed to creating a safe and welcoming environment for all. We reserve the right to refuse service or deny check-in to guests who fail to comply with our policies, provide fraudulent information, or pose a safety risk to others, in accordance with applicable laws. If this occurs, we’ll communicate respectfully and assist where possible to ensure a smooth resolution.

3.8. Respect for Our Team

Our staff is here to make your stay exceptional! Please treat them with kindness and respect. Abusive, harassing, or threatening behavior toward our team may result in a request to leave without a refund, but we’ll handle any concerns with care to ensure a positive resolution for everyone.

Keeping Your Room Safe and Cozy

4.1. Room Occupancy

For everyone’s comfort and safety, rooms can host up to 6 overnight guests and no more than 10 guests at any time. Exceeding these limits may result in a $250 no-party fee and could require you to leave without a refund, but we’ll work to resolve things kindly.

4.2. Caring for Our Property

We trust you’ll treat our hotel like home. If any damage occurs, we’ll charge the full cost of repairs or replacements to your card, with no limitation on our ability to recover costs for damages caused. Lost or unreturned room keys will incur a $50 replacement fee to ensure the security of our property. We’ll keep you informed every step of the way.

4.3. Lost and Found

Forgot something? We may help you reunite with lost items through a third-party service like ileftmystuff.com. By staying with us, you consent to us sharing your information with necessary third parties, in compliance with applicable privacy laws, to assist with lost and found, reservations, transportation (e.g., taxi/Uber), restaurant bookings, or other requested tasks. We’ll hold items for 90 days, and you’ll cover shipping costs. While we’ll do our best, we’re not responsible for lost or stolen items.

4.4. Unattended Items

Please keep your belongings with you in public areas like the lobby or parking lot. While we may help reunite you with lost items through a third-party service like ileftmystuff.com, we’re not responsible for loss or damage to unattended items. Contact us if you’ve misplaced something, and we’ll assist!

4.5. Package Deliveries

Planning to receive a package during your stay? Let us know in advance, and we’ll happily accept deliveries on your behalf. We’ll keep your items safe until you pick them up at the front desk!

4.6. Room Inspections

To keep our hotel safe and welcoming, we may need to inspect rooms periodically for maintenance, safety, or compliance with our policies (e.g., no-smoking or no-pet rules). We’ll provide reasonable notice whenever possible and conduct inspections respectfully to minimize any inconvenience. Thank you for helping us maintain a great environment for all guests!

Your Privacy and Safety

5.1. Personal Information

We collect details like your name and payment info to make your stay seamless, protecting it per our Privacy Policy on www.knickerbockeronthelake.com. Your trust is our priority!

5.2. Security

For peace of mind, we use surveillance cameras in public areas. By staying with us, you’re okay with being recorded in these spaces to help keep everyone safe.

Our Commitment to You

6.1. Limitation of Liability

We strive to ensure a safe and enjoyable stay but aren’t liable for loss, injury, or damage to you or your belongings, except where required by law.

6.2. Unexpected Events

If events beyond our control—like natural disasters, strikes, or government mandates—prevent us from fulfilling your reservation, we’ll notify you as soon as possible via the contact information provided in your booking. We’ll work to make things right by offering a gift certificate for a future stay or the option to reschedule, based on availability. While we can’t be held responsible for these events, we’re committed to keeping your next visit special!

Embracing Milwaukee’s Charm

7.1. Local Taxes

Your room rate includes a 17.9% room tax, which is your responsibility unless you show proof of exemption. We’re happy to assist!

7.2. Parking

Our surface parking lot has limited spaces, and while we rarely run out, parking isn’t guaranteed. It’s $20.00 plus tax per night, first-come, first-served. Hyundai and Kia vehicles are not permitted due to theft-related recalls. Park in the loading zone upon arrival and request a space at the front desk. If the lot’s full, we’ll help with Milwaukee’s street parking rules, but we’re not responsible for vehicles parked on-site or on the street.

7.3. Accessibility

Our historic building is as ADA compliant as possible but does not meet all accessibility requirements due to its historic nature. Features like low threshold showers, grab bars, and door knockers are available in select rooms, subject to availability. Please contact us at 414.276.8500 ext 0 or via the Mews PMS messenger before booking to discuss any mobility needs. If we’re unable to accommodate, we’re happy to assist in relocating you to another hotel at no cost to you from our hotel (note that the new hotel may charge additional amounts).

7.4. Local Events

During Milwaukee’s exciting events, like Summerfest or Brewers games, we may have special rates or cancellation policies. These may include minimum stay requirements or non-refundable deposits, which will be clearly communicated at booking. We are not affiliated with or endorsed by Summerfest, the Milwaukee Brewers, or their associated companies. We’ll share all details when you book.

7.5. Amenities

Our restaurant, bar, and salon are separate gems with their own hours and policies, adding to your unique stay.
