We’re thrilled to have you as our guest at Knickerbocker on the Lake! To ensure a wonderful stay for everyone, please take a moment to review our terms and conditions. By booking or staying with us, you’re agreeing to these friendly guidelines.

1. Booking Your Stay

1.1. Making a Reservation: We’re excited to welcome you! You can book your stay through our website (www.knickerbockeronthelake.com), by calling us at 414.276.8500 ext 0, or via an authorized third-party travel agent. A valid credit card is needed to secure your reservation. For the best experience and flexibility, we recommend booking directly with us! While we’re happy to accept third-party bookings, please note that booking directly offers more options, and we’re not responsible for any extra charges or fees third parties may add under “taxes and fees.”
1.2. Payment: We’ll kindly ask for full payment at check-in unless otherwise noted. We accept major credit cards and debit cards with a smile! Checks are welcome only for pre-approved group travel companies and must arrive before your stay. Please note, we don’t accept cash. Any extras, like room service or incidentals, will be charged to your card on file or settled when you check out.
1.3. Cancellation Policy:

For flexible rate reservations, you can cancel without penalty up to 24 hours before arrival. If you cancel later, we’ll need to charge one night’s room rate plus tax to your card, but we’ll make the process as smooth as possible.

For non-refundable reservations booked directly with us, any unused deposit can become a gift certificate for use at our hotel within five years—perfect for planning your next visit!

For non-refundable reservations through third-party travel agents, you’ll follow their terms, as we can’t adjust those agreements. We’re here to help clarify if needed!
1.4. Taxes: Your room rate includes a 17.9% room tax, which is your responsibility unless you provide proof of exemption. We’re here to help with any questions!
1.5. Reservation Errors: We strive to make every booking perfect, but we reserve the right to cancel or adjust the room rate for any reservation completed in error. If this happens, we’ll reach out promptly to find a solution that keeps your stay special.

2. Arriving and Departing

2.1. Check-In: We can’t wait to greet you! Check-in is guaranteed after 4:00 PM, but if your room is ready earlier, you’re welcome to settle in at no extra cost. We love making your arrival as smooth as possible.
2.2. Check-Out: Check-out is at 11:00 AM, but if you’d like to linger a bit longer, late check-out may be available at no charge, depending on availability. Just let us know!
2.3. Identification: Please bring a valid government-issued photo ID and a credit card in your name to check-in. It helps us keep everything secure and seamless.

3. Creating a Wonderful Stay for All

3.1. Guest Courtesy: We want everyone to enjoy their time here, so please be kind and considerate to fellow guests and our team. If someone’s behavior is disruptive, illegal, or unsafe, we may need to ask them to leave without a refund, but we’ll handle it with care.
3.2. Smoke-Free Environment: To keep our air fresh and inviting, Knickerbocker on the Lake is a non-smoking property. Smoking in rooms or indoor areas will incur a $250 cleaning fee to restore the space for future guests.
3.3. Pets: We love furry friends, but only service animals as defined by the Americans with Disabilities Act (ADA) are welcome to stay. Emotional support animals may join guests staying longer than 30 nights with prior approval. If an unauthorized pet joins you, there’s a $250 cleaning fee, and we may need to ask them to leave.

4. Keeping Your Room Safe and Cozy

4.1. Room Occupancy: To ensure everyone’s comfort and safety, each room can host up to 6 overnight guests and no more than 10 guests at any one time. If these limits are exceeded, we may need to ask you to leave without a refund and apply a $250 no-party fee, but we’ll work to resolve things kindly.
4.2. Caring for Our Property: We trust you’ll treat our hotel like home. If any damage occurs, we’ll charge the cost of repairs or replacements to your card, and we’ll keep you informed every step of the way.
4.3. Lost and Found: Forgot something? We’ll hold your items for 90 days and make it easy to reconnect through ileftmystuff.com (you’ll just cover shipping). While we’ll do our best, we’re not responsible for lost or stolen items.

5. Your Privacy and Safety

5.1. Personal Information: We collect details like your name and payment info to make your stay seamless, and we protect it per our Privacy Policy on www.knickerbockeronthelake.com. Your trust means everything to us!
5.2. Security: For everyone’s peace of mind, we use surveillance cameras in public areas. By staying with us, you’re okay with being recorded in these spaces, helping us keep things safe.

6. Our Commitment to You

6.1. Limitation of Liability: We do everything we can to ensure a safe and enjoyable stay, but Knickerbocker on the Lake isn’t liable for any loss, injury, or damage to you or your belongings, except where required by law.
6.2. Unexpected Events: If something beyond our control—like a natural disaster or strike—prevents us from fulfilling our obligations, we’ll do our best to make things right, but we won’t be held responsible.

7. Embracing Milwaukee’s Charm

7.1. Local Taxes: Your room rate is subject to a 17.9% room tax, which is your responsibility unless you show proof of exemption. We’re happy to assist with any questions!
7.2. Parking: Our surface parking lot has limited spaces, and while we rarely run out, parking isn’t guaranteed. If the lot’s full, we’ll gladly help you navigate Milwaukee’s street parking rules, but we’re not responsible for vehicles parked on-site or on the street.
7.3. Accessibility: Our historic building is full of charm, but it’s not fully ADA compliant. We’re committed to helping guests with disabilities with features like low threshold showers, grab bars, and door knockers where possible. Please note, our historic doors can be as narrow as 30 inches, so guests with wider wheelchairs may find more suitable accommodations elsewhere. Let us know how we can make your stay comfortable!
7.4. Local Events: During Milwaukee’s exciting events, like Summerfest or Brewers games, we may have special rates or cancellation policies. We’ll let you know all the details when you book.
7.5. Amenities: Our restaurant, bar, and salon are separate gems with their own hours and policies, adding to the unique experience of your stay.

8. Keeping Our Terms Fresh

We may update these terms from time to time to keep them as welcoming as our hotel. The latest version will always be on www.knickerbockeronthelake.com and will apply to new bookings.
